Terms and Conditions
CHECK-IN/CHECK-OUT TIME
Our standard Check-In time is at 4:00 PM, and Check-Out time is at 11:00 AM. To ensure a seamless transition between guests, we kindly request that you adhere to these times.
In the event of an unauthorized late Check-Out, a fee of $25.00 USD per hour will be applied. If a late Check-Out extends beyond 3:00 PM, an additional charge equivalent to the first night's rental rate will be automatically incurred.
The management team lobby operates between the hours of 8:00 AM and 11:00 PM. If your travel plans require you to arrive or depart outside of these hours, please inform us in advance so that we can make every effort to accommodate your needs..
OCCUPANCY
Each condo or villa (“Unit”) has a maximum occupancy limit.
The maximum number of occupants for the Unit you have chosen is shown on your rental confirmation notice. Extra persons are not permitted without prior approval and impact payment.
If you exceed the occupancy limits of your unit you will be required to pay an additional resort impact fee of $40.00 per night per person.
Optionally you may rent and pay for an additional unit if one is available. If it is discovered you have extra persons not accounted for you will be subject to eviction, the loss of your deposit and all other pre-paid amounts.
PAYMENT
To secure a reservation, an initial payment of $100.00 is required at the time of booking. This amount will be applied towards the outstanding balance.
For reservations made within thirty (30) days of the arrival date, full payment is required upfront.
The remaining balance must be settled 30 days prior to your arrival.
In order to keep costs low, we utilize Square invoicing to manage payments and reservations. We accept electronic payments through Zelle, Cash App, PayPal, and Venmo exclusively. Electronic payments can be sent to pay@baja401.net. If you prefer to pay with a major credit card, please note that there will be a 3.5% processing fee for these transactions.
A valid US or Mexican ID is required for check-in.
CANCELLATIONS
To cancel your reservation with the owners of Baja 401, please follow these steps:
Contact Britney or Jeff directly via email at resv@baja401.net or through the initial communication platform (SMS, WhatsApp, or Facebook Messenger).
A mandatory cancellation fee of $100.00 USD will apply to all canceled reservations.
If you cancel less than 30 days but more than 14 days prior to the arrival date, the $100.00 USD cancellation fee will apply, along with an additional fee equal to the first night's rental rate, plus a 5% rebooking fee on all refunded amounts greater than $100.00.
No refunds will be provided for cancellations made less than 14 days prior to the arrival date.
No refunds will be issued for no-shows, early check-outs, or holiday dates
Please note that our cancellation policy does not make exceptions for COVID or personal emergencies (such as family illness or death), transportation failures, poor weather, road and/or border closures, government disputes, labor strikes, border unrest, failure or lack of utilities, natural catastrophes, acts of God, or any other circumstances beyond the control of the owners of Baja 401. To avoid cancellation fees under such circumstances, we recommend that our guests purchase travel insurance.
RESCHEDULING
All modifications to reservations are subject to changes in the rental rate at the time of rescheduling.
Any rescheduling must occur in the same calendar year.
You may reschedule a reservation one time free of charge; however, a $20.00 USD rebooking fee will apply each time thereafter. A reservation may only be rescheduled a total of three times, and thereafter will be considered cancelled and subject to our cancellation policy.
Any refunds required as a result of a rescheduled reservation are subject to a 5% Rebooking Fee.
LIABILITY FOR DAMAGE
The person whose name appears on the reservation will be held liable for the entire amount of any damages, losses or theft (in excess of the Deposit) caused by any member of his/her party.
Certain calendar dates may require an additional refundable deposit upon reservation, such as during Spring Break. This deposit helps ensure a pleasant and secure stay for all guests during high-demand periods.
PRIVACY
Las Palmas Reservations respects your privacy and agrees not to sell or distribute your name or any information related to your stay to anyone or any entity. Notwithstanding the foregoing, you agree to allow Las Palmas Reservations to contact you in the future to provide you with current offers, specials, and other vacation information.
Video Door Bell Disclosure
We value your privacy and want to ensure that your stay at our vacation rental property is enjoyable and secure. In the interest of transparency, we would like to inform you about our use of video recording equipment at the property.
Please be aware that we have a doorbell camera installed at the entrance of the property. This camera is solely for the purpose of monitoring and ensuring the security of our guests, property, and surrounding areas. The camera is active and records video footage 24/7.
We would like to assure you that the doorbell camera is the only video recording equipment installed on the premises, and there are no cameras or recording devices inside the living areas, bedrooms, or bathrooms of the property. Your privacy and comfort are our utmost priority.
The video recordings captured by the doorbell camera are stored securely and accessed only by authorized personnel for legitimate purposes, such as investigating potential security breaches, property damage, or addressing safety concerns. We retain the footage for a limited period, after which it is permanently deleted.
By booking a stay at our vacation rental property, you acknowledge and consent to the use of the doorbell camera as described above. If you have any questions or concerns regarding this disclosure, please feel free to reach out to us at any time.
